Why March is one of the best times to sell

March is officially one of the best months to sell your property, according to recent analysis by Rightmove of property listings between 2014 and 2024. 
It found that on average, in March, more than two-thirds (68.8%) of properties listed for sale go on to find a buyer. It’s pipped only by February, which was 0.1 percentage point higher in the study. 
Spring has long been known as the peak selling season. It’s when the interest and motivation of both buyers and sellers are at their highest. This Spring, several factors are further boosting demand for 2026.


Buyers are thinking towards summer
As winter retreats and spring blooms, potential buyers naturally emerge, reassessing their space as they start planning for the summer. Better weather increases the desire to head out to research new properties and areas. Family buyers, in particular, are eager to get moving so they can settle by the summer holidays, ready for the new school year.
This year, we are likely to see sellers and buyers advance their moving ambitions after uncertainty around the autumn budget temporarily stalled the market in the last few months of 2025. As more buyers emerge, additional sellers will be tempted to market, which, in turn, will fuel the interest of more buyers. 


Mortgage affordability has improved
There are other specific factors at play for March 2026. Mortgage rates have fallen close to their pre-2022 mini-budget levels as interest rates have come down. Ahead of her Spring statement, Chancellor Rachel Reeves said the six cuts in interest rates since the election will now save households more than £1,300 a year on a typical new fixed-rate mortgage. 
This is alongside increased earnings, which are outpacing property price rises, and mortgage lending rule changes that have also boosted affordability for house purchases. 


The need to stand out 
But March is also top for several other factors. It’s also the month that the most properties are listed for sale, the month that the greatest number of buyers come to market and the month when most overall sales are agreed. This means a highly competitive environment. 
Sellers will need to work hard to stand out, especially as the pool of properties grows. Spring is traditionally the season of deep cleans and this is especially important when you are preparing your property to sell. A thorough clean should be accompanied by ruthless decluttering and creative staging to allow a buyer to see themselves in your property. 
Don’t forget the importance of kerb appeal either. March offers the perfect time – despite all the recent rain – to tidy and refresh outdoor space. Spruce up gardens by cutting the grass, pruning hedges and clearing weeds to prepare for new spring blooms. Staging for the summer by showing how your outdoor area can create extra living space with outdoor seating can also be effective. 
However, realistic pricing will remain one of the most important factors that ultimately determines whether a property sells this spring. Couple that with memorable staging and you will give yourself the best chance of a speedy 2026 sale, potentially making March your best month too.
