Post Election Property Market Report


Following this month’s election, this Property Market Report certainly bears a positive message. The one thing people and markets don’t like is uncertainty. There was tremendous uncertainty leading up to the election and right up until the last votes had been counted on polling day. 

Whatever you think of the result, that uncertainty is now over. This means the mansion tax which we believe could have had crippling effects right across the market has been quashed, as have plans to cap rents which could well have stifled the investment needed to provide more desperately needed housing.

It also looks as though interest rates are now likely to remain at their historic six-year low for the foreseeable future.

With a strengthening economy, zero inflation, a strong pound and falling unemployment, there is certainly positive news for home-sellers and –buyers.

We now have a scenario where many people who would otherwise have bought or sold this spring, have waited until the election result was clear, and there is now a rise of purchasers looking to buy. 

Of course many of these buyers also have properties to sell so we may enter a situation where any upward pressure on prices could be counter-balanced by an increase in supply as we approach the summer.

If you are considering selling doing so soon could mean you do very well. However do make sure that you nevertheless price competitively in relation to other properties available for sale nearby. Hello all

Summer is surely just around the corner, isn't it? So I thought it might be a nice idea to share a recipe for summer pudding, one of my favourites!

What you'll need

300g fresh strawberries, hulled and sliced
340g sugar
375g fresh raspberries
250g fresh blackcurrants
7 slices of white bread or brioche, crusts off and cut into triangles

What to do 

1 In a large saucepan, mix the sugar and half a cup of water.  Tip in the fruit and cook on low-med for about five minutes. Stir occasionally and when it simmers, keep it on the heat for a minute.

2 Meanwhile take a pudding bowl and line it with cling film, allowing enough spare cling film either side of the bowl to cover the top of the bowl later.

3 Once your fruit begins to soften, pour it through a colander so the juicy syrup drains into a bowl below.

4 Drop each slice of bread one at a time into the syrup for a second or two until one side soaks up the syrup. Then layer the bread into the bottom of the bowl, syrupy-side down overlapping each slice a little.

5 Once the bottom of the bowl is layered with the soaked bread, pour in your berry mixture and squash it down quite firmly with your hands.

6 Put a layer of bread on the top of your mixture and pour over any spare syrup, and fold over your spare cling film to cover the top of your dish.

7 Now take a plate that’s slightly smaller than the opening of your bowl and place on top of the bowl with a couple of tins on top of that to weigh it down a bit. Put in the fridge overnight.

8 The next morning, unwrap the top of the clingfilm. Turn the bowl over onto a plate and remove the bowl and clingfilm carefully.

9 Serve with cream, crème fraiche, or yoghurt and savour every juicy mouthful!
