How much is £10 really worth?

When buyers have choice this can make them indecisive and prompts them to be selective and cautious before settling on the “right” property.

If you are selling, this puts a huge onus on you to ensure that your property absolutely shines in relation to other properties that are competing for your buyers’ attentions and, ideally, affections. However, even in this rising market, this is not the time to listen to the fawning estate agent who suggests a massively inflated asking price, in order to secure your “valued instruction”. Having said that, we are seeing some impressive figures being achieved, but this is always relative.

For example, if your property is going to look good next to the others that are available, then pricing not only has to be correct – it has to be attractive. Imagine a £10 note. It is definitely worth £10 - but could you actually sell it for £10? Probably not, but at £9 you would have so many people fighting over it that its value would actually rise! We find that well-priced properties attract more buyers, which in turn pushed the price up!

Likewise, if your property is slightly better than others on the market, don’t offset this by quoting a slightly higher price than theirs! In other words, make your property the best in the market when compared to others at the same price, and the best-priced property when compared to others of the same size/location/condition. If yours shines, you can expect an excellent sale price.

Finally, listen to your agent’s advice. Only they have a good handle on buyers’ immediate requirements, how the buyer perceives value and, importantly, vital buyer information as to what else they have seen and how it compares with yours. Why not let us help you use this to your advantage? Do call us on xxxxxxx for an informed opinion of what your property might be worth.

Salt and Sea recipe and article

With summer allegedly coming soon, thanks to Ross at Salt & Sea, the terrific bistro next door to our Seaford office, for this recipe for the perfect scone!

WHAT YOU'LL NEED

- 400g plain flour
- 25g caster sugar
- 50g diced unsalted butter
- 1/2 tsp salt
- 1tsp baking powder
- 2tsp cream of tartar
- 250ml butter milk

WHAT TO DO

1. Heat your over to 220 degrees.

2. Put all ingredients in a mixer with a paddle and mix until it is a sandy texture. (5 minutes)

3. Add butter milk and mix for 30 seconds. (You don't want to over work the mix). If you need to, finish mixing with your hands.

4. Just push dough down with your hands to a thickness of 2 inches. Cut into desired shapes, place on tray lined with baking paper and rest for 20 minutes.

5. Place in the oven and cook for 20 minutes or until golden.

6. Take out and cover straight away till cool.

WIN LUNCH FOR TWO AT SALT & SEA

You can win lunch for two up to a value of £25 at Salt & Sea - simply by asking Phillip Mann to value your property before the end of May. We've got two vouchers (each for two people) to give away, so don't delay!

we do more… to offer a flexible contract

Sadly, it’s still all too common for some agents to promise a high price, and then later claim that the market’s changed forcing you to drop your price. Meanwhile, tied into a long contract, you’re powerless to switch agents.

At Phillip Mann we take a different approach.  We’ll give you an honest assessment of your property’s value, backed up with evidence of similar properties that have sold nearby, and we’ll ask for a fair number of weeks to try to achieve a sale at that price.

But we never forget that it’s your asset, not ours, and if you have a price in mind that’s more than our valuation, we’ll work hard to achieve that – although in return we might ask for a slightly longer period of exclusivity in order to achieve your price ambitions.

So if you’d like an honest appraisal of your prospects for selling or letting, contact your local Phillip Mann office today, and we’ll be only too pleased to help.
