General Election: how will it affect your house?

If you’re thinking of moving this year you may be wondering what effect, if any, the election might have on your sale or purchase.

A General Election can have a positive or negative effect on the property market. The size and direction of the effect depends on the policy changes – real or promised – of the party that wins the election. For example, if the likely winner promises a stamp duty holiday or other tax concessions, this tends to reduce the supply of houses until after the event as
sellers wait for the better terms after the election.

However, currently none of the parties’ manifestos suggests anything dramatic enough to affect the market, apart perhaps for the possible Labour Party “mansion tax” on properties over £2million. How likely this now is, following the recent dramatic changes to the Stamp Duty (SDLT) regime, is debatable. 

Yes, there could be sweeping new house-building policies, but we’ve seen those before. Perhaps the Help-toBuy scheme will be abolished or extended which could help or hinder first time buyers.

Ultimately, it’s about a combination of stability and economic prosperity and the level of confidence that accompanies these. Those hoping for stability, for example, might be less confident of the future in view of the recent surge in support for UKIP, where immigration issues appear to override everything else, not least sound economic control.

You can, of course, sell now rather than waiting to “see what happens”. We know what’s going to happen – not much! Yet many people, for reasons best known to themselves, will wait until after the election to sell their home, even though there is nothing to suggest that property values will rise after it! In fact, if everyone took this stance, values could even fall
due to a temporary oversupply coupled with the summer market following shortly after the election.

Serious buyers, of course, won’t change their plans, not for the season nor the election. So if you are considering selling, voting to sell now rather than waiting could bring the best result!

Lawn-care tips for Spring from Treefella

 

We spoke to our friend James at Treefella – who’s not only terrific with trees, loves a lush lawn too.

“With winter finally over, now is a good time to turn your attention to your lawn to ensure it’s strong and healthy and a great place for games, barbecues or even just feeling the grass beneath your feet on a hot summer’s afternoon.

Feeding

The first tip is to make sure you keep feeding it over the spring and summer with a good lawn fertiliser, to increase its vigour and keep weeds at bay. Fertilise when the soil is moist or when you expect it to rain.

Mowing

Mowing regularly – once a week at least - keeps the lawn looking good and healthy. Start off with a light mow with the blade height quite high, to thin out the really long grass. Then reduce the height by one notch each time you mow until you get to the length you want. Avoid cutting too short as you’ll leave the roots too shallow and susceptible to drought. Use a roller mower for that classic striped finish!

Killing moss

Moss can be a pest to a lawn so keep an eye out for this and apply a moss killer if necessary.

Little and often is the best advice for lawncare – whether that applies to mowing, fertilising and weed-killing!
