Ban on tenant fees: another squeeze on landlords?

In yesterday’s Autumn Statement, Chancellor of the Exchequer Philip Hammond announced a ban on the fees charged by letting agents to tenants.

East Sussex property sales rise since EU vote

 

The number of property transactions East Sussex rose in the month after the EU referendum, according to latest data from the Land Registry.

The data, which is the latest currently available, shows the number of property sales continued to rise since their drop in May. The pattern seen locally is also seen more widely in England as well as across the UK. 

The data shows a marked upward ‘tick’ in April, when buyers of second and investment homes rushed to complete their purchase before the introduction of the stamp duty levy on this type of home.

May saw a slump, which was not surprising following the glut of transactions the previous month.

But it is the gentle upwards trend in June and July which shows encouraging signs for home-owners looking to sell and worried about a collapsing property market, feared by many to be a consequence of the Brexit-vote.

Phillip Mann, said “events that cause short-term changes in sentiment about the property market have always occurred and will always continue to occur. But as I have believed and said all of my professional career, I believe property will always be a good, sound, long-term investment, whether that is to live in it yourself, or to rent it out”.

 

Second-home ban being to come to East Sussex?

The High Court has upheld the result of a referendum in a second-home  hotspot, raising the possibility that such a ban will be introduced in other tourist locations.

Asking prices fall – but by less than seasonal norm

The asking prices of new instructions fell by 1.1% in November – but this is smaller than the average seasonal drop of 1.8% seen at this time of year, says Rightmove.

Gingerbread Rudolf recipe

 

More baking brilliance from friend of a friend: a great recipe which little ones can enjoy making too.

These little Rudolphs have a little secret, they're actually upside down gingerbread men!

PREP
Pre-heat the oven to 180°C, gas 4 
You will also need two baking sheets, with non-stick liners, and a gingerbread man cutter; I use one approximately 2/3in.

INGREDIENTS

  • 75g light brown soft sugar
  • 2 tablespoons golden syrup
  • 1 tablespoon black treacle 
  • 1 tablespoon water 
  • 1 teaspoon ground cinnamon
  • 1 rounded teaspoon ground ginger
  • pinch of cloves
  • finely grated zest of ½ orange
  • 95g block butter 
  • ½ teaspoon bicarbonate of soda
  • 225g plain flour sifted, plus a little more (if needed)
  • 1 tube of white, red and black writing icing (to decorate

METHOD

  1. Put the sugar, syrup, treacle, water, spices and zest together in a large saucepan, then bring them to boiling point, stirring all the time. 
  2. Now remove the pan from the heat and stir in the butter (cut into lumps) and the bicarbonate of soda.
  3. Next stir in the flour gradually until you have a smooth manageable dough. Add a little more flour if you think it needs it. 
  4. Now leave the dough covered in a cool place to become firm (approximately 30 minutes).
  5. Now roll the dough out to 3mm thick on a lightly floured surface and cut out the gingerbread men. Arrange them on the baking sheets and bake near the centre of the oven, one sheet at a time, for 10–15 minutes until the biscuits feel firm when lightly pressed with a fingertip.
  6. Leave them to cool on the baking sheet for a few minutes before transferring them to a wire cooling rack.
  7. To decorate, turn them on their heads, the legs become the antlers, the arms the ears and the head his big red nose, with the eyes on what was the tummy! 
  8. I like to give them all their own little characters, making them all a little individual as after the antlers, ears, eyes and nose the rest is up to you!
  9. Store in an airtight container.
  10. If giving them as a gift pop a few in a polythene bag with a fancy bow and they'll make everyone smile.

Music from the Sofa, a nine piece band with musicians from Alfriston, Seaford, Hailsham, Eastbourne and Brighton, will perform re-imagined carols, avoiding those from the Victorian era (though American shape singing carols from the Victorian era don't really count, having that essential earthy quality favoured by the band). There will be medieval songs from the splendid Oxford Carol Book arranged for medium sized jazz cross-over band and fairy tales from the twentieth century with hardly any schmaltz. We have three harmonious singers, two brilliant saxophonists and a fine fluid flautist, backed by adventurous keyboards, bass and drums. Expect a lively show to put you in the mood for Christmas with influences ranging from 80's minimalism and jazz to traditional carols with lyrics sung in Latin! About an hours worth of Christmas plus lively material from our originals and standards repertoire.

Treat the kids to a magical experience and let them enjoy Santa's Workshop where they can:

Enjoy storytime with Mrs Claus 
Then meet Santa himself in his Festive Grotto and receive a special Christmas gift! 

The Santa Experience will be an exciting addition to Sussex's Christmas celebrations as the whole of Newhaven Fort will be turned into a winter spectacular complete with a Christmas Grotto and Santa's Workshop. 

Outside on the Parade Ground, there will be a children's festive fun fair and vintage side stall attractions and, inside the Romney Hut, visitors can visit the Christmas Market where there will be lots of stalls selling gifts, crafts and delicious food. The 1940s Tea Room will be serving mulled wine and mince pies, alongside a tasty hog roast and roasted chestnuts. 

The Santa experience is £9.50 per child. No need to book, just turn up on the day.

Martin, an ex- Parisian, passionate about Gustave Flaubert, has settled into a Normandy village after inheriting his father's bakery. An English couple move into a small farm nearby. Not only are the names of the new arrivals Gemma and Charles Bovery, but their behaviour also seems to be inspired by Flaubert's heroes. He immediately becomes intrigued with the lovely Gemma, seeing parallels to his favourite novel. 

Based on Posy Simmonds' 1990 graphic novel, it's altogether a fabulous film to watch and a great pre-Christmas movie.

Friends of Tide Mills Beach clean session

The Friends of Tidemills organise this morning the very effective tidy-up at Tidemills, the increasingly popular local site for residents and vistors for surfing, fishing, walking the dog, or just chilling out and watching the ships roll in and out again. 

The Friends have, since 2006, organised a monthly clean-up of this area, removing all litter blown in or brought in by the weather or careless callers. More than 1800 sacks-ful have already been collected and then taken away by Lewes District Council. 

Come rain or shine (well, not too much rain) the Friends clean up the area, with the help of litter-pickers and sacks provided. Meet at 10 a.m. at the end of the path from Tidemills car-park (free) down to the sea over the rail crossing. Pick as long as you like until 12 midday. Afterwards (weather permitting) we'll be having our Christmas picnic! 

No membership fees, just turn up (wear something appropriate, it can be cold with a sea-breeze) and start picking! Pickers and collecting sacks provided.
