Brexit, Theresa May and more - our view on what it all means

Well, events are moving fast in the Brexit-government-opposition house of cards, aren’t they?!

As I write (Monday 11th), it’s just been confirmed that Theresa May will take over at No.10 this week, bringing some much needed certainty to the country – and the property market.

So what does all this mean for the UK’s housing market both over the long and short term?

Business as usual (sort of)

There has been analysis done both at local and national levels to determine the impact of the Leave vote, and so far, the results have been reassuringly positive.

Developers, estate agents and lenders have all reported that in spite of post-referendum jitters, generally speaking, buyer confidence has remained intact and the housing market is as yet relatively unaffected.

A survey of 132 estate agents by property software firm DezRez - conducted a week after the referendum when the impact of the referendum at its starkest - showed that 53 per cent had seen no effect from the Brexit result, and five per cent had actually seen an increase in activity.

Economic forecasters have been quick to denounce any similarities to the economic crisis of 2008, and indeed property experts concur that since 23rd June the housing market has remained strong.

Transaction levels and prices still robust 

In London, transactions were up by an impressive 40pc in the week following the vote, indicative of strong market activity. These transactions will have been set in motion before the Referendum, indicating that it’s not just landlords in a ‘flight to safety’.

London developers Mount Anvil reinforced their commitment to delivering all planned projects, valued at more than £1bn. 

All of this demonstrates that any projections for a slowdown or softening in the market may have been hyperbolised, and that for now at least, property buying in the UK is business as usual.

Nevertheless, Bank of England governor, Mark Carney, cautioned against complacency, and that anyone taking out a large mortgage needed to “ensure that [they] can service that mortgage even if times are tough, so think about where interest rates will go, where wages will go in the lifetime of that mortgage."

Yet even he, cautious and careful though he is, seemed to be advising property hunters to be aware of changes in their financial circumstances rather than warning people to steer away of buying property altogether.

What does this mean locally? 

So what advice would we offer someone thinking about buying into property now? Well, nothing much about our advice would change, to be honest. Buying property now is unlikely to deliver a quick buck, if that’s what you’re after. But as a good, solid, long-term investment, that delivers steady financial growth as well as somewhere to live, we still think that property is hard to beat.

Over the next 10 and even 20 years, we’ll still have an ever-increasing population, with new house-building unlikely to keep pace, fuelling an imbalanced demand over supply.

Talking to my managers in our three branches, Peacehaven and Newhaven report it being “a little quieter while people take stock of the new world, we are still getting interest and property is still selling”, yet Nick Hayward in Seaford says that “I have found things have picked up a bit since last week and hope that will continue as all we really need are more properties to sell as there are still buyers out there”.

Now that we have a new PM (that’s Prime Minister, not Phillip Mann!) from this week who seems indeed to be that ‘safe pair of hands’ she’s reputed to be, I am confident that we will see things begin to calm down in our run-up to final Brexit, and hope that we can all take some comfort from that.

Ben (John Lithgow) finds himself ensconced at his nephew's small two-bed apartment sharing a room and bunk bed with the nephew's son. And George sofa-surfs in the even smaller one-bedded apartment of his two gay friends. 

The film shows that sharing your life with people who might say, 'oh, please stay', but have their lives to live, can be fraught with tensions and misunderstandings. 

The film is a subtle, delightful masterpiece.

The Friends of Tidemills organise this morning the very effective tidy-up at Tidemills, the increasingly popular local site for residents and visitors for surfing, fishing, walking the dog, or just chilling out and watching the ships roll in and out again. 

The Friends have, since 2006, organised a monthly clean-up of this area, removing all litter blown in or brought in by the weather or careless visitors. More than 1800 sacks-ful have already been collected and then taken away by Lewes District Council. 

Come rain or shine, the Friends clean up the area, with the help of litter-pickers and sacks provided. Meet at 10 am at the end of the path from Tidemills car-park (free) down to the sea over the rail crossing. Pick as long as you like until 12 midday.

No membership fees, just turn up (wear something appropriate, it can be cooler with a sea-breeze) and start picking! Pickers and collecting sacks provided.
