Buy-to-let 'remains attractive' says mortgage firm

Mortgage broker Private Finance has said that investment in buy-to-let property remains an attractive investment. According to their the, their "latest research indicates that even with the 3% increase in stamp duty and gradual reduction of higher rate mortgage relief, the likely returns from buy to let property are still enough to deliver satisfactory yields to investors when compared to alternative investments."

This is backed up by recent research by the Royal Institute of Chartered Surveyors (RICS) which says that rents could rise by an average of 5% a year for the next five years, and house prices could rise by 4.7% a year. 

It is therefore envisaged that this will help offset the higher costs of buying and running running a buy-to-let property.

Matt Nemeth, of Safehaven tells us a little of what he knows about locks…

The locksmith’s trade goes back to the oldest known lock, around 4000 years ago in Egypt. The pin-and-tumbler type key is over 2500 years old, and still used today, albeit designed to a much better version and complying with British Standards.

It is only in the last few hundred years that the word ‘locksmith’ came to into being. Originally blacksmiths, who would make tools and weapons, started making locks and keys, yet as demand increased, the role was split and locksmiths became a profession in their own right. 

Over the years, locksmiths joined with men that could not work on the land, perhaps through disability or illness, and they took on many small repairs to pans, pots, shoes as well as jobs like knife-sharpening and so on.

At Safehaven Locksmiths, we pride ourselves on our extensive range of keys and knowledge of all types of locks and locking devices. There are at least 174 different types of locks – and we repair most of them every year!

The most common problems we experience are UPVC doors whose handles become hard to lift, wooden doors that swell with wet weather and keys that become difficult to turn because the lock becomes dry or weather-damaged. Our sea air plays havoc with locks, I can tell you!

Modern locksmithing still requires the traditional bending and braising of metals along with modern machinery that cuts car keys automatically, and electronic devices to program transponders and remotes for cars.

A large part of the job is gaining entry into properties without causing any damage. There are a dozen ways to get into a house without a key, and part of our job is also to advise on how to make your home more burglar-proof.

Into the future, biometric finger print recognition and iris scanners are also on the horizon, keeping abreast of the times and innovations are key to our industry (excuse the pun!).
