Our immediate post-election thoughts


Well, we had been planning to put out an article about how we thought the property market would react, following the expected increased Tory majority.

Although this clearly hasn't happened, and there remains some uncertainty we think that the 'Money Saving Expert' Martin Lewis speaks some sense:'Get on with it and do what you would have done anyway'.

So if you need to buy to get more more space or for a job or school, continue to do what you need to do.

If you need to sell, well there may be a brief pause in new properties entering the market while things in Westminster settle down, but come back to the market they will because people recognise they still need to get on and live their lives.

Any shortage of properties puts sellers in a strong position, keeping prices firm. And you could also argue that it's a good time to buy as prices may just keep going up if the shortage of properties persists.

And remember what we always say about property - it's not a short term quick buck, it's a home to live in that should also be a good investment.

"Plus ca change", as the French say.

Buyers reveal list of top-20 must-haves

Warmth, energy efficiency and security top homebuyers’ property ‘must-have’ features according to new research from Gocompare.com, while highly rated schools, open plan kitchens and living areas and period features all failed to make the top 20.

Several previous ‘must haves’ failed to make an appearance in the top 20 with the survey signalling the end of the period features craze. 

Likewise, more buyers were concerned with having a garden (65%) than a conservatory, suggesting that the traditional investment, may actually harm your chances at selling your home.
However, the biggest surprise was that only 13% of those surveyed said access to good local schools was an essential factor in buying a new home.

Matt Sanders from Gocompare.com Home Insurance commented, “Buying a home is a major investment and while most of us will only buy a house if it ‘feels right’, our survey should hopefully give those looking to sell their home a steer on what buyers are after.

“We found that many potential buyers are prioritising efficiency, security and connectivity over aesthetic features. This suggests that modern buyers are buying with their heads rather than their hearts and that investing in things like a new boiler, additional electrical sockets or modernising your home’s insulation could be a smarter investment than traditional selling points such as period features or conservatories.

“If you’re not looking to invest further in the property in order to sell, then it’s worth making small changes to the décor when it comes time to sell. Making your home seem warmer, fresher and more secure could have a positive effect on potential buyers. So, even if it’s not to your personal taste consider opting for earthy warm colours over greys, blacks and metallic colours.

“It is surprising to see previous must-haves such as good schools and conservatories fail to make the top 20. However, our research shows that buyers are becoming more financially savvy and are willing to make compromises on the finer details of a property to keep costs down and avoid expensive work in the future.”

UK’s most expensive seaside towns revealed

House prices in British seaside towns have increased, on average, by a quarter over the past decade, according to the latest Halifax Seaside Town Review.

During the last 10 years, the average house price in Britain’s seaside towns rose by 25% from £181,000 in 2007 to £227,000 in 2017 – the equivalent to an average increase of £382 per month.

Sandbanks in Poole remains Britain’s most expensive seaside town for the second consecutive year, where the average price of a home is £664,000 followed by Salcombe in South Devon (£618,000) and Aldeburgh in East Anglia (£527,000). 
There is a marked north-south divide in property values in seaside towns, with nine out of 10 of the most expensive seaside towns on the southern coast of England.

Nine out of the 10 least expensive seaside towns are in Scotland; Port Bannatyne on the Isle of Bute is the least expensive seaside town in this survey, with an average price of £71,550. 

However Scottish seaside towns have seen the greatest average house price growth in the last 10 years, with the average price in Fraserburgh in Aberdeenshire almost doubling to £136,889 in 2016.

Shoreham by Sea in West Sussex and Aldeburgh in Suffolk have seen rises of 70% and 67% respectively.
Martin Ellis, Halifax housing economist, said: “Seaside towns are extremely popular places to live, offering sought-after views and desirable weather. Being by the sea side does come at a price – with the marked increase in house prices reflecting the demand for rooms with a ‘sea’ view.

“Over the past decade, house prices in the South East, especially coastal towns within commutable distance to London, have shown strong growth and have become Britain’s most expensive seaside towns.

“However, the strongest performing coastal towns in terms of growth have been in north of the border in Scotland, where property prices on the Aberdeenshire coastline have been helped by the oil industry more than the sunshine.”

 

Seasonal recipe

It’s nearly asparagus season again. So if you can put up with its notorious, and unmentionable, side-effects, here’s a recipe we enjoyed recently, from BBC GoodFood.

Ingredients (serves 2)

  • 6 asparagus spears
  • 2 tbsp olive oil
  • salt and freshly ground black pepper
  • 3 slices parma ham
  • 2 free-range eggs, poached
  • 1 tbsp parmesan cheese shavings
  • 2 tbsp Greek-style yoghurt
  • 1 tbsp honey

Method

1. Chop off the woody ends of the asparagus then in a bowl, drizzle over the olive oil and coat. Season well with salt and freshly ground black pepper.

2. Heat a griddle pan (or frying pan) until smoking and cook the asparagus for around 6 minutes, turning frequently, or until tender. Transfer onto a serving plate and set aside.

3. Meanwhile poach two eggs using your favourite poaching method (or watch Jamie Oliver doing it here)

4. Pop the parma ham into the griddle pan and cook for 2-3 minutes, until crisp. Place on top of the asparagus, then top with the poached egg and scatter over the parmesan shavings.

5. Mix the yoghurt and honey together in a bowl and spoon alongside the asparagus. Enjoy.

The 'baby boomers' were missing out on the Zumba phenomenon so a new style of class has been designed for them called Zumba Gold. It is low impact, no 'hip hop' but still plenty of fun, shimmying to belly dancing, salsa, tango, cha cha & more.

Aqua Adrenaline : Powerboat Racing

Superfast powerboats will be seen launching into the river in Newhaven before setting off for the bay and putting on an exciting display of high-octane racing.

The title this year is I AM DENTON CHALLENGE, with the theme, as always, on local sport and celebrating the many wonderful sporting fixtures coming up this summer. Back by popular demand are the climbing wall and bungee trampoline, plus other attractions such as a bouncy castle, pony rides and 'Just Owls'.
There will be plenty of interesting stalls run by local organisations from the Scouts to sports clubs and local charities and, of course, admission to the Denton Community Challenge is free, with a very small charge for taking part in some of the sporting activities.
There's something for everyone from the various stalls, plus a full programme of arena events and also a series of sporting challenges where children can win magnificent rosettes. The MC for the day will be popular local DJ and karaoke king, Keith Johnson.
As before, the 2nd Denton & South Heighton Scouts - 'Ralph Reader's Own' - will be running their outstanding BBQ. Not to be missed. There will also be a big raffle with many prizes, including the first prize of a new Apple iPad Mini. The opening ceremony will be at 1.00pm and will be performed by Maria Caulfield and the Denton school choir.
The Denton Community Challenge is one of the largest charity events in our area, with the proceeds being divided equally between these three local charities.

Teddy Bears Picnic

Many of you have been along to the Task Force's new Community Garden in the southern corner at The Oval. Plants and trees have been planted and the garden is open to all to come and help or simply to enjoy.
Bring your teddies or other cuddly friends to this special event plus a picnic and drinks and join the volunteers for a great afternoon.
The team has also been busy at Howard Park. picking up litter and ensuring this peaceful park looks at its best as the flowers burst into bloom.

Summer Proms Charity Concert

Lewes Concert Orchestra performs a selection of popular classical music including Rule Britannia and Land of Hope and Glory. The ticket price includes a swim in the oldest pool in the country. You are welcome to bring a chair or picnic rug to sit on. Refreshments will be available to purchase from the charity bar, Pig and Jacket food stall or from the Pells kiosk. There will be the chance, for a small donation, to conduct the orchestra. All profits will be split between two charities - S.A.S.B.A.H. and Love in a Box.
Advance tickets £7 for adults and £4 for children or on the day £10 and £5. Tickets are available from either the Pells pool during opening hours or at 25 Station Street, Lewes (telephone as given).
